PLE HOA Q3 2024 Update

Hello PLE Neighbors!
We hope everyone enjoyed the end of summer and the start of cooler temperatures! We wanted to reach out and provide a few updates and reminders as we move into the fall season.
Annual Meeting
A reminder that we will be scheduling the annual meeting towards the end of this year. In addition to financial and community updates, we will be voting on two board positions that are currently interim but being filled by Larry Raklios (Interim Treasurer) and Bill Koole (Interim Vice President and Secretary). As mentioned previously, we are looking at a likely dues increase to ~$490/yr to keep pace with inflation since the last increase. Our financials are up to date and we will provide a comprehensive overview during the annual meeting, though information can be made available sooner upon request. If you have specific topics to discuss, please bring them up during the open item section of the agenda, or reach out to plehoa@outlook.com and let us know.
PLE HOA Guiding Principles
We have had a few more families move into the neighborhood since our last update, so a quick reminder of our guiding principles and objectives for the coming year(s).
The PLE HOA Board is guided by the CC&Rs (link here), which states that the primary goal of the HOA is to protect the value and desirability of our respective properties. We aim to do this in a way that promotes unity and harmony while enabling everyone to enjoy their property in the way that makes the most sense for their household. If you have any questions, comments, or concerns, please let us know!
Q3 Community Updates and Reminders
The tree removal project is underway, beginning with at-risk trees along the intersection of Paradise Lake Road and NE 190th Pl. The project has been split into several phases, with work commencing at the Paradise Lake Rd intersection to avoid blocking road access and reduce potential damage to the fence as the windy season starts up. We will provide further updates as the tree removal project continues, but please let us know if you have any questions.
Please remember to clean up after your pets and avoid leaving waste bags on the side of the road.
Please also remember to reference the CC&Rs regarding trash bins, boats, RVs, general yard maintenance, and other items as summer comes to a close.
The PLE HOA ACC board has been reconstituted (thank you to Cindy Kelly, Shameen Shah, and Aubrey Blosser for volunteering!) and updates have been made to the forms which will be available at the PLE HOA website in the coming weeks. As a reminder, any significant changes, such as exterior repainting or architectural changes, must be submitted for review to the ACC for final approval by the board within 30 days of the project. We understand this can introduce an additional variable in major project planning and will strive to make it as painless as possible.
Neighborhood Opportunity
As temperatures begin to drop this fall, many with outdoor sprinkler systems will be thinking about winterizing. PLE HOA has switched providers for this year to Backflows Northwest. They've also offered a group rate of $55 for up to 6 zones to anyone in the neighborhood who wishes to have them winterize their system. If you are interested, you can reach out to them directly and mention that you are a member of Paradise Lake Estates HOA and would like to take advantage of the group rate.
